7) Never Withdraw From Your Financial Nut. The biggest downfall I see from people looking to build passive income is that they withdraw from their financial nut too soon. There’s somehow always an emergency which eats away at the positive effects of compounding returns. Make sure your money is invested and not just sitting in your savings account. The harder to access your money, the better. Make it your mission to always contribute X amount every month and consistently increase the savings amount by a percentage or several until it hurts. Pause for a month or two and then keep going. You’ll be amazed how much you can save. You just won’t know because you’ve likely never tested savings limits to the max.

Maybe you’re obsessed with homemade jewelry and want to sell your wares on Etsy. Or, perhaps you’re well-versed on the Amazon reselling game and want to earn extra cash finding unicorns (rare and valuable products) and reselling them for profit. Maybe you’re obsessed with a specific topic and want to start a blog that can one day bring in advertorial and affiliate income.

With this real estate strategy, you simply buy an investment property and rent it out to long-term tenants. I’m kind of like you trying to figure out where to place “new” money and maturing CD’s in this low interest environment. Rates have to go up eventually…I dream of the days again where you can build a laddered bond portfolio paying 8%. I plan for a 5.5% blended rate of return, with big downside protection.
I do remember you mentioning that & how it was your ticket to exit softly and give you time to build the passive income side. Most likely when I do exit it will either be through a sale of the business which would come along with a employment contract or if a worthy successor(s) can take it over, then the business is just another annuity throwing off income. One thing I notice about the debates on both tax policy and income inequality is that a lot of people seem to have relatively hazy ideas about how income is earned in America, and how much of each kind of income there is. For example, if someone is earning $300,000 a year, where is their income likely to be coming from? How much revenue is drawn from capital gains taxes? And how is income distributed between corporate shareholders and workers? The author speaks in circles a lot in this book. This is more of a motivational book than showing you how to do what the title suggests. Think of it as an "Idea Book". With that said, if you are looking for ideas on how you can diversify your income, then this book isn't terrible. But if you need to know step by step, then this IS NOT the book for you. If you are like me, you already know the concepts this book is referring to, you just do not know HOW to get started. I got one thing from this book that I thought was helpful -- "Tax Lien Certificates" -- look it up!

There are some things companies can’t do with just training. They will want help with the implementation and more hands-on help. For this, they can hire you for done-for-you projects. Some examples could be setting up a corporation’s podcast, managing their social media accounts, etc. These projects will undoubtedly involve you having to hire help if you don’t have a team in place. Either way, make sure this is an option you negotiate into your proposal. 
The book is a simple explaination of options. For a newcomer that isn't interested in searching the Web it has most the answers. Like others I think there is no exposed secrets here as the fine Doctor claims in his ads for the book and very over priced for the information. He claims in his ads he charges $3000/yr for the same information? Ha! No wonder I never signed up with him if this all he has to offer. Yet I will reread it again to review. My $.99 book on Options I bought on Amazon has almost as much information. Nice try!

Reach out to these people, mentioning the article. This is a quick and easy way to find people to work with.

One thing I’ve realized is this: It’s FAR easier to work for an employer than it is to develop durable passive income streams for the average person. Why? Because working for an employer in a place that “needs” you means that it’s possible to show up and give a 50% effort. You can show up, put in your time, go home, have a beer, watch TV, and rinse and repeat all without REALLY having to put in the effort.
Love your articles. I think everyone is very different as far as how much passive income they need to meet their goals. I’ve read a lot of your articles and really enjoy your thoughts. I have a masters in finance and understand the math of keeping the debt but my emotions are such that I need to try to finish off paying off my last debt (mortgage) in the next two years. At 34 and only worth 525k I’m doing better than a lot of folks my age but it will be difficult for me to catch up in the passive income game without leverage. Good books go in depth and articulate in detail the principles of the subject matter. This book does not do that, AT ALL. It's just a teaser to try out his service which I did prior to reading the book. Even going back two years in his newsletters, he never discusses the serious issues regarding risk. His performance numbers are all goosed with margin, but he never discusses how to use margin intelligently. He just says, make sure you put up 20% of the position, while his stop loss is at 20-25%! Know what happens if the position goes against you just a little bit? Margin call or forced sale at a loss!

The great thing about REITs is that these are passive investments: when you invest your money in such companies, you do not have any responsibilities of any type of property management. Also for people interested in teaching say you are good in some technology, you can go and drop your CV to any training institutes which teach that technology. Most of the training institutes these days do not have full time faculty working for them, its mainly people working for some companies coming and taking part time classes as a visiting faculty either during weekdays/weekends. You just need to go teach and get your pay which will be either in terms of per hour basis or per course basis. Very effective way, though I do not do it now, I had used this for quite some time and made some good money.

2. Treat Passive Income like a game, cheating is using your spouses income in this game. I understand some of the premise behind this, but I’m married, my wife has an income and we have a rental house that we consider ours. I’m not sure how I would count this since we also use another part of our own home(also rental income) to pay down the Rental house.

While having multiple streams of income is ideal, you need to choose the right one for you. For example, if you want to earn money from a blog, you need to pay for web hosting, choose the right niche, design your website (or have someone design it for you), create a blogging schedule, share your posts, develop a community, guest blog, and choose the best affiliates for your blog niche. Blogging is work, but it is fun!


Nice list. What keeps my family from getting more streams is the time it takes. I would actually be willing to work part time in medicine and make less money with a side-hustle just to keep things fresh and prevent burnout. Sonme months back, I heard the founder of Tastykhana.in in a TIE talk, where he shared that when they desperately needed some money in the starting years of their business, that time – one of the employee of an IT company put in Rs 1 lac in their business and within a year or two, he got back 20 lacs return through an exit option when they got funding later (it was something like this, if not exact)
When I purchase an existing online business, I look for cash flow over the past year and where the money comes from. I want the sources to be more passive so that it does not take a lot of my time. Also, typically I will make an offer that is 18 – 24 months of profit so that I know that I will get my money back within the next two years. I hope that helps!

I’ve been researching a path to financial independence, and the wealth of knowledge here is amazing, but at times overwhelming. I’m honestly not quite sure where to start. Whether it be paying off debt (which I’ve always heard is priority 1), or sinking money into realtyshares or CDs for growth. I’d love to generate a passive income (in a few years time) to supplement some of my day job to have time to spend with my little one during her golden childhood years, but not sure if there’s even a right order to go about it.

4) Publish videos on Youtube: If you create your own video tutorials, then youtube can become excellent income source sitting at home. For this, you need to create own channel on youtube and apply for adsense, which is a Google’s monetization product. Once adsense ads start showing up on your Youtube videos and viewers click on these ads, you will make money for each ad click. It works on a very simple rule – greater the quality of videos, more would be the viewership and higher would be the chance of ad getting clicked and hence more money.

Building a website still remains a viable way of earning passive income online despite it being such a competitive venture. Since the internet is saturated with blogs, an entertaining website featuring quizzes or games is a good alternate. Such websites are not too difficult to make and they are easy to promote on social media. They can attract visitors, who will spend a significant amount of time on the site, in droves. Once a site starts recording several thousand visits each day, use the Google AdSense system to start earning revenue through advertising while you relax.


While housing providers may make selection decisions based on level of income, they cannot refuse to rent, sell or lend based on the source of income, assuming the source is legal and ongoing. This means, for example, a landlord may not deny an applicant because their source of income is a public assistance program, such as Social Security, Social Security Disability, SSI or TANF. If a social service provider, such as the Oregon Department of Human Services (DHS), is providing ongoing income, it is illegal to reject the applicant because the landlord does not want to accept checks from a government or nonprofit agency. Similarly, the landlord cannot reject an applicant solely because a portion of their rent is being paid by a local housing authority in the form of a Section 8 voucher.

You can select any of the above fields based on your skill sets to create second income source. There is no dearth of opportunities, only thing matter is to identify the right one, which suits you. There is no shortcut to success but you have to start journey from some point. Recession can push your career 5 years back but with proper planning you can minimize its impact and remember Bad Times also don’t last forever.

4) Treat Passive Income Like A Game. The only real way to begin your multiple passive income journey is when you are making active income. The initial funding has to come from somewhere. Hence, treat passive income as a game that has various levels. If you fail to achieve one level, it’s not the end of the world since you still have active income and can restart. Furthermore, a game is meant to be played with integrity. Using shortcuts (non passive income streams), someone else’s income as a supplement (spouse), or one-offs (capital gains) does not count. The primary purpose of any game is to bring enjoyment to the player and beat the boss.

Example. Jean Blanc, a citizen and resident of Canada, is employed as a professional hockey player by a U.S. hockey club. Under Jean's contract, he received $150,000 for 242 days of play during the year. This includes days spent at pre-season training camp, days during the regular season, and playoff game days. Of the 242 days, 194 days were spent performing services in the United States and 48 days performing services in Canada. The amount of U.S. source income is $120,248 ((194 ÷ 242) × $150,000).
